About Tulemar
Tulemar is the premier resort in Manuel Antonio. It is the only gated and secure, 33-acre resort with over 55 privately owned bungalows, casas, and villas. There is nothing like it in the area.
Besides the location in the heart of Manuel Antonio, we have access to a secluded beach, an on-site restaurant, and we host the research facility for The Sloth Institute of Costa Rica. There are walking paths throughout the property complete with plaques describing trees and vegetation.
You will see as much wildlife in Tulemar as you do at the National Park, yet we are within walking distance to the best restaurants and fun bars. Buying Property in Tulemar
Tulemar has been “sold out” for over 9 years now. Sales are done through a real estate agency, directly between the Buyer and Seller, just like everywhere. Our agency handles most of the sales in Tulemar. That is not a requirement, that is the choice of the Sellers. I’m Tulemar Dave. I’m also one of the very few that live in Tulemar year-round, so these Sellers are my neighbors and friends. Mauricio, my business partner, and I have been doing this for over 20 years. We’ve watched while almost every home was being built and we’ve contributed to the design, construction, and management of many. We know the history of them all.
We usually have only one or two properties listed for resale at any time in Tulemar and those tend to sell quickly. About half of these sales are to existing owners within Tulemar, looking for a larger home or another investment property.
All properties are fully titled.
Financing & Next Steps
Until recently, unless you were a Costa Rican citizen or legal permanent resident, there were no loans/mortgages available for homes in Costa Rica. Banks from outside of Costa Rica (like the US) would not make real estate loans on properties located outside of the country in which they are located. All transactions were cash (paid in full upon sale). We now have two companies, based in the US, that are offering “US style” mortgages on properties in Costa Rica, although requiring a large down payment (based upon several factors).
